East Shores Architectural Committee reviews proposed construction, modifications, and landscaping to ensure they meet the subdivision’s rules and covenants, maintain visual harmony, contribute to general curb appeal, and don’t detract from property values.
All new construction and changes within East Shores must be submitted to the Architectural Committee for approval. Among the details subject to the Architectural Committee’s review and approval are:
- Placement, design, and height specifications for structures
- Requirements for lot setback
- Dock and lake wall design and materials (Docks must also be approved by Garner Lake Assoc.)
- Landscaping modifications or improvements
- Exterior paint colors and finishes
- Roofing materials and colors
- Fences
- Satellite dishes
- Solar panels
- Outside electric vehicle charging equipment
The Architectural Committee reviews applications and renders an approval, request for changes, or denial, working with homeowners toward a plan that satisfies all residents.
The committee has a chair who organizes and leads its meetings, and a secretary who records and maintains the minutes. The committee provides brief reports of its activities at the periodic Board of Directors meetings and the annual HOA meeting.
